How To Sell Your Home Fast

A Realtor's goal in listing a home is to sell the home as quickly as possible, for the highest price possible, with the least inconvenience to the seller. At the end of the day there are three primary factors that will make this come true.

  • The first one is PRICE. There is nothing more important than price. The seller ultimately controls the price but it needs to be determined by the careful analysis of comparable properties sold recently and competing inventory. It is easy to over price a home and negatively influence the outcome but it is not easy to under price because the market value will find itself. Remember, a home is only worth what a qualified buyer is willing to pay for it and what a professional appraiser says its worth. More information on this can be found at www.asktomieraines.com.
  • The second factor is the PRODUCT. The condition and location are important. Some issues cannot be addressed that may be structural in nature, but a good agent will advise on ways for the property to better present, which can be as simple as cleaning, de-cluttering, making simple repairs, painting, or doing minor landscaping. Again more information can be found at www.asktomieraines.com.
  • The third important factor is PROMOTION. The goal is to get the listing in front of as many eyes as possible, casting a wide net for qualified buyers. Since 89% of all buyers use the internet in their search process the quality of the broker's web site and the syndication of listings to affiliates and national real estate portals is important. Open houses can be useful in exposing the property to buyers and some print may be helpful in some special circumstances. Visual tours and great photography are very important, as is multiple photographs online. If you see an agent taking pictures of your home with their phone beware and if they are only including a few photographs online you have a problem.

Listings in the current market that are priced properly, that present well, and are properly promoted are selling fast at most price points and in most areas.  Listings that are not getting showings and offers are most probably overpriced. Sellers finding themselves in that situation need to revisit their motivation to sell and make the necessary adjustments or take the property off the market. An over priced listing is not a real listing anyway.

The key to all of this is hiring a great agent and listening to their input. Once your goals and the agent's abilities are aligned good things will happen.
