Thinking of Listing Your Home? Why You Shouldn’t Rule Out Fall
Summer is quickly coming to an end, and that crisp fall morning has finally graced us with its presence. Many homeowners fear that the cold and winter months looming will deter buyers from searching for their perfect home, however, this isn’t the case. If you are interested in selling your home, then the upcoming fall months are one of the best times to get started!
- Less Competition – although spring and summer are some of the housing markets busiest months, it can be hard to find ways to distinguish your home against all the others on the market. The fall market is essential for real estate agents and selling during this time means your agent will have less on their plate, you will have less competition and therefore give your home its opportunity to stand out to prospective buyers.
- Your House Will Likely Sell Quickly – According to the Realtors Confidence Index released by the National Association of Realtors (NAR), homes continue to sell quickly – on average, they are currently selling in just 17 days. Having a low average days on market is a strong indicator of the current buyer demand. In turn, this requires buyers to be more decisive with their purchasing decisions and act quickly to submit their offer before they lose out.
- Higher Demand – There is a very select few that consider selling their home during the fall months and because of this, inventory is low. Even so, the need for homes remains consistent year round and this can benefit you as the seller. Listing in the fall gives you the competitive advantage and removes the headache of the spring and summer chaos.
- Less Need for Curb Appeal – Because the winter months are starting to swoop in, the need for immaculate curb appeal during the fall months is not necessary to sell. Other than cleaning out your gutters and raking the leaves from your yard, there isn’t a whole lot of maintenance or upkeep that is required of your home during the fall months. Adding some seasonal decorations and few touch-ups here and there, and your home will sell itself much more effectively.
- The Weather is Optimal – The feel of cooler temperatures create a better buying experience and great house-hunting weather. Many homebuyers avoid shopping for homes in the hot weather – walking around in the sweltering heat is not ideal for anyone!
- Different Buyer Demographics – Although a lot of families want to close on their home before the school year begins, and are more likely to move in the spring, millennials and empty-nesters are usually more willing to dive into the fall real estate market. Companies also utilize this time to relocate their employees, when the market tends to level out.
