It’s only natural that most homebuyers will focus on the price and location of a house they might want to purchase. While a home’s age may not originally be a primary consideration, it should be because a home's age has a tremendous affect on the overall condition of the home. However, that’s not to say it affects the home’s condition negatively; in some cases it’s quite the opposite.
When it comes right down to which will sell better, old or new, it really just depends on the house itself and what you're looking for specifically in a home. To help you better understand the advantages of purchasing a newer home versus an older home, we’ve made a list of pros for each.
Advantages of Selling a Newer Home
The latest technology is already built in. You can expect things like alarm systems, speaker systems, and internet and cable wiring. This ends up saving you time and money, not to mention the fact that you won’t have to deal with putting holes in any of the walls.
Newer construction materials are utilized. Homes that have been built more recently are typically more energy-efficient, meaning you could potentially benefit from lower utility bills.
Newer appliances mean less maintenance. This is a big financial benefit of purchasing a newer property. With newer appliances, heating, plumbing, and air systems, you shouldn’t have to worry about making any repairs for a few years at least.
Advantages of Selling an Older Home
Strong, old world construction. Older homes have stood and endured for decades, some even centuries. Many older homes were built by genuine craftsmen who meticulously paid attention to detail.
Moving into an established neighborhood. You’ll have longer-term neighbors, as many older homes are passed down through generations. This means a stronger community since many neighbors know each other. Zoning changes are also unlikely to occur in older areas, meaning you won’t have to worry about any less than ideal developments happening nearby.
Mature trees and vegetation. It can take years for trees to grow. In older homes and neighborhoods it’s quite common to see 100+ year trees that provide beautiful canopies.

These are just some of the advantages of selling older and newer homes. No matter what the age of your home, the key to selling is highlighting the home’s best attributes and the advantages to buying it. That’s in addition to having a real estate agent you can count on, of course.
